BUYING BULGARIAN PROPERTIES TIPS:

1. Make a choice. 5-8 viewings is OK, more will confuse you. If you are buying an apartment viewings will take 5-8 hours. For un plot or house it can take 1-3 days. Tell us your wishes and budget and we can help you select the best for you.

2. Put a reservation money to take the desired property OFF market ( usually 1 - 3000 Euro reserves you 3-4 weeks ) This will give you time to put the money together if you are not ready.

3. Read and sign the preliminary contract. It usually says that the contract is effective only if an initial paydown is made, so there is no risk in signing it on this stage.

4. Open a local bank acount and give a power to someone to operate it ( your agent , developer or laweyer). It cost nothing, takes 30 minutes and will be essential after the down payment.. This is a cash country and paying cash from your account will save you money ( mostly VAT ). The power of attorney has to be saigned in Bulgaria.

Our fees:

The fees as stated below:

1. Intermediary's commission fee - for every property acquired through our agency we withheld 900 /nine hundred/ Euro as commission fee for a property of up to 10 000 Euro, and a commission fee of 14 000 /fourteen thousand/ Euro for one in the price between 10 000 and 45 000 Euro. For properties exceeding in value 45 000 Euro we charge a 5 /five/ % commission fee. The fee is payable in full upon signing of the preliminary contract of the transfer of ownership of the property and upon making the necessary deposit.

2. Other fees - each property has its own specific expenses, associated with it. These are some upfront fees (very cheap indeed), payable in the form of: notary fee, property purchase tax, registration fee and some others. They are in the range of 150 /one hundred and fifty/ to 200 /two hundred/ Euro (for a rural property) or around 3 /three/ % of the value of the purchased property.

3. Company registration fee - our barristers and legal consultants will help you set up a company in Bulgaria, a sine quo non for all foreigners in order to acquire property in Bulgaria. The amount of the fee is 600 /six hundred/ Euro, which makes around 400 /four hundred/ Brittish pounds.

4. Transportation fee - we offer two to organize your trip to your property. The first one is to use one of our company's cars, in which case we charge 0,20 Euro per km (or around 0,14 Brittish pounds per km), but in case that you decide to go ahead with the deal, this fee is wavered. The second way we offer is to rent for you a car by our partner - SIXT.
